Nobody needs flats because there are no credits. But prices do not go down

According to realtors, 80% of flat purchasers who are now left without any bank support made use of credits. The number of flat purchase and sale deals has decreased twice in Minsk in October. This is the influence the world crisis has exercised on Belarus. The head of the “Real Estate” association Mikalai Prastalupau says that the number of offers of flats has not changed: there are about 7 or 8 thousand flats in the secondary real estate market. However, the demand has gone down rapidly. According to the expert, the current demand resembles the demand of a rainy day.

Mіkalai Prastalupau: As the number of deals in the secondary real estate market is not really great, the number of offers is not decreasing. At the same time, there are no new offers. The level is practically the same. The demand has gone down so much that it resembles the demand of a rainy day.

People have stopped buying flats as they cannot get credits. Banks offer small sums and the interest is huge. According to the analyst, about 50% of buyers used to get credits. The head of the purchase and sale department of “Your capital” group Svyatlana Kudzelka told ERB that the number was even bigger – 80% of clients used to get credits!

Svyatlana Kudzelka: In fact, 80% of our buyers got credits. The situation has not changed. The only difference is that expensive flats are no longer in demand because people cannot get big credits. People sell something and lack a small sum that can be received as a credit, so they can get 20 or 30 thousands in a bank. Such variants are the most popular now…

According to the realtor, buyers of real estate acquire flats only when they desperately need them. However, prices are not going down for some reason.

Svyatlana Kudzelka: How can we discuss popularity during a crisis?! Those who need to solve the problem do it. We have never had “soap bubbles” – we have never overcharged like they did in Russia. So the prices will not drop a lot. However, they can decrease. The flat costing a bit less than a similar one is preferable…

Mikalai Prastalupau agrees that the price for flats will not drop. The reason is simple – people do not have a place to live in.

Mіkalai Prastalupau: Hundreds of thousands families are queuing in Minsk and all over Belarus. On the one hand, the demand has decreased a bit but on the other hand, the problem is aggravating. Citizens are not able to solve their housing problem so the demand is accumulating… there are two controversial tendencies here.

According to the expert, the majority of sellers of flats are buyers: they are trying to buy some other accommodation instead of theirs. However, their abilities are also limited by unattainable bank credits…
